<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CAL:IFORN:IA <br /> <br />RESOLUTION NO. PC-92-45 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE GP-91-03/ <br />PUD-91-03 (CASTLEWOOD HEIGHTS), THE APPLICATION OF <br />MARSH/SMITH ASSOCIATES <br /> <br />WHEREAS, Marsh/Smith Associates has applied for approval of a <br />development plan for a 29-unit single-family lot project <br />on an 18.6 acre site generally located at the southeast <br />corner of the Sunol Boulevard undercrossing of Interstate <br />680; and the City council has initiated a Low Density <br />Residential General Plan amendment and PUD-Low Density <br />rezoning for the subject site; and <br /> <br />WHEREAS, zoning for the property is Industrial Park; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 27, 1992, the <br />Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />city staff concerning this proposal, certified an <br />Environmental Impact Report, recommended approval of the <br />CEQA findings, and adopted the PUD findings for Case <br />GP-91-03/PUD-91-03; and <br /> <br />WHEREAS, the planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br />The EIR for the project has analyzed in detail the <br />potential effects of developing the project site. <br />Although the EIR identified a number of issues as <br />potentially significant adverse impacts, the EIR <br />recommends mitigation measures which would reduce <br />the impacts to an acceptable or less than <br />significant level. <br /> <br />2. The plan is consistent with the City'S General <br />Plan: <br />As discussed previously, the plan as proposed is <br />consistent with General Plan policies concerning <br />the establishment of residential land use <br />designations. These policies include compatibility <br />with adjacent uses, preservation of environmentally <br />sensitive areas, minimizing impacts on adjacent <br />streets, and minimizing potential impacts to <br />environmentally hazardous areas. While the plan is <br />not consistent with the existing General Plan, it <br />would be consistent with the city council initiated <br />amendment to Low Density Residential land use <br />designation. <br /> <br />II .
