<br />B. The developer shall be required to prepare, for city <br />acceptance, acoustical design guidelines for the custom <br />lots proposed along Happy Valley Road. Said guidelines <br />shall contain specific mitigation measures to reduce <br />noise levels within homes and on at least a portion of <br />all the custom lots to below the city standards. <br />Requirements to be met in the design guidelines are as <br />follows: <br /> <br />1. When the location of the home on the lot is being <br />decided, a noise study shall be conducted to <br />determine how exterior and interior noise levels <br />could be reduced below the City of Pleasanton's <br />exterior and interior noise standards. outdoor use <br />areas for each home shall be protected from freeway <br />noise by the placement of the home on the lot and <br />the location and design of the outdoor use areas. <br /> <br />2. Excess future traffic noise on Happy Valley Road is <br />a possibility and shall be anticipated by the <br />provision of a 6-foot continuous sound barrier with <br />adequate returns, no holes or gaps in its surface <br />or at the base, and with a minimum surface weight <br />of 3 lbs.fsq. ft. This design shall be included <br />with the Design Review Board house plan <br />application. <br /> <br />9-2: Reauire Acoustical Treatment of Second Floor Homes <br /> <br />All second floor homes which would be exposed to an Loo of <br />greater than 60 dB must be treated to assure that interior <br />noise levels do not exceed an Loo of 45 dB. An acoustical <br />engineer shall hired and shall submit a report subject to the <br />City approval which shows how this standard will be <br />maintained. <br /> <br />9-3: Minimize construction Noise <br /> <br />Construction activities and the use of construction equipment <br />powered by internal combustion engines and other noise <br />generating equipment that would disturb surrounding <br />residential light uses, shall limited to the hours of 8:00 <br />a.m. to 5:00 p.m. on weekdays. All equipment shall be <br />adequately muffled and maintained. <br /> <br />10. All retaining walls on site shall be shown on the tentative <br />map and shall be subject to the Planning Commission review and <br />approval.
