<br />5. The surface next to the house shall be graded with <br />a slope of at least 2 percent away from the house <br />for a minimum distance of 4 feet. The lot shall be <br />drained with swales which slope 2 percent and <br />discharge to a suitable outlet. <br /> <br />6. Landscaping and walks shall be installed such that <br />the lot drainage system designed by the civil <br />engineer is not disrupted, Water shall not be <br />allowed to pond on any lot. <br /> <br />7. Conditions, covenants and restrictions for the <br />subdivision shall include the lot drainage <br />requirements. Specific reference to drainage <br />requirements shall be included in the deed for each <br />lot in order to prevent homeowners from altering <br />drainage on the lot. <br /> <br />8-15: Exoansive Soil: Construction Procedures <br /> <br />The recommendations and plans provided by the developer's <br />geotechnical and civil engineers shall be carried out <br />completely and correctly by the developer's contractors. The <br />geotechnical and civil engineers shall provide continuous <br />inspection during constructions in order to ensure that their <br />recommendations and plans are being properly implemented. <br /> <br />8-16: Earthauake Resistant Desian/construction of Houses <br /> <br />All buildings, underground utilities and other improvements <br />shall be designed and constructed in accordance with all <br />public agency requirements and city of Pleasanton building <br />codes, particularly those sections of the codes regarding <br />earthquake resistant design. The geological investigation <br />report which contains foundation recommendations for each lot <br />shall include earthquake design criteria for site period or <br />soil profile coefficient. <br /> <br />8-17: Increased Runoff <br /> <br />The hydraulic improvements shown on the Drainage Plan shall be <br />implemented by the developer's civil engineering consultant in <br />order to minimize the effects of increased runoff from the <br />proposed development. <br /> <br />8-18: Excess Dirt <br /> <br />The applicant shall provide a grading plan where the cut and <br />fill dirt will balance on-site to the maximum extant possible, <br />or reduce the off-haul and limit hauling to nearby sites to a <br />nominal level to the maximum extent possible. <br /> <br />Page 14 of 19 <br /> <br />]I <br /> <br />. <br />
