<br />8-8: Erosion Control Plans <br /> <br />The developer's engineering staff and consultants shall <br />prepare recommendations and plans for preventing erosion and <br />scour of natural creeks and existing drainageways. The method <br />of creek protection shall be chosen in consultation with the <br />city and the Alameda Flood Control District. Plans and <br />recommendations shall be provided for construction of lined <br />"v" ditches on all cut and fill slopes within the subdivision. <br />All creeks and drainageways shall be public storm easements <br />and shall not be owned or maintained by any individual <br />homeowner. <br /> <br />8-9: Construction of Erosion Control Measures <br /> <br />The approved erosion control plans and recommendations <br />prepared by the developers staff and consultants shall be <br />installed as shown on the approved drawings. The developer's <br />engineers shall provide continuous inspection during <br />construction in order to ensure that the construction work is <br />performed properly. <br /> <br />8-10: Surface Erosion Control <br /> <br />Planting and hydroseeding shall be done to prevent surface <br />(sheet) erosion. Effective erosion control provisions shall <br />be installed as detailed by the Association of Bay Area <br />Governments. In addition, good construction practices, as <br />directed by the City, shall be followed during grading <br />operations to control wind and water erosion of excavated and <br />exposed surfaces. After completion of erosion control, <br />continuous monitoring and maintenance shall be done especially <br />during rainy seasons. <br /> <br />8-11: Fill Standards for Subdivision Gradina <br /> <br />All fill placed for subdivision lots, roadways and <br />infrastructure shall be placed in such a manner so as to <br />minimize differential settlement. Existing fill north of <br />Happy Valley Road which was not properly placed or compacted <br />shall be removed and replaced with engineered fill. All fill <br />placed on site shall be engineered fill, that is, fill placed <br />in accordance with the recommendations of a geotechnical <br />engineer. Subsurface drains shall be placed under all <br />proposed fills on-site. The base of the fills shall be <br />drained with either a series of trench drains forming a <br />herringbone pattern or with a blanket drain which underlies <br />the entire fill. The drainage systems shall discharge into <br />the storm drain system. <br /> <br />Page 12 of 19 <br />
