<br />d. Lot 61: Removed trees shall be replaced at a six to one <br />ratio with local native species, in a variety of sizes <br />ranging from 15-gallon to J6-inch box. These trees shall <br />be located along the westerly and northerly property lines <br />to help screen the proposed house, provide privacy for the <br />adjacent neighbor and to re-establish the biotic balance of <br />the tree stand. These trees shall be installed prior to <br />occupation of the home. (MM 6c, part 2) <br /> <br />e. All trees, but especially the heritage and smaller oak <br />trees, shall be preserved to the greatest extent possible. <br />Tree preservation measures shall be outlined in a Tree <br />Preservation Plan, to be prepared by a qualified arborist, <br />and approved by City staff. Where removal of trees for <br />construction or grading for home sites is unavoidable, <br />trees shall be replaced at a six-to-one ration, with the <br />replacement trees to be a combination of native 15-gallon, <br />36-inch and 48-inch box trees. These trees shall be <br />located so as to screen the proposed homes from view, and <br />to re-establish any biotic relationships with the existing <br />stands of trees from trees were removed. (MM 6d) <br /> <br />f. In all cases where a heritage tree is incorporated within <br />the lot and street landscaping of the development, or a <br />heritage tree occurs immediately adjacent to a site <br />designated for grading, no grading or vehicle soil <br />compaction shall occur within four feet of the outer leaf <br />circumference of the tree. Trees which are to be preserved <br />shall have fences constructed around the entire tree at the <br />dripline prior to grading and construction activities and <br />shall be maintained through the duration of grading and <br />construction activities. This zone shall be identified <br />plainly by a series of four foot high stakes flagged with <br />orange tape and placed at 6 foot intervals around this <br />zone. In addition, no high use human activities shall be <br />placed under large heritage oaks (this restriction also <br />shall be incorporated into the project landscape guidelines <br />and homeowners' CC&Rs). <br /> <br />No root pruning within the dripline or crown pruning of any <br />heritage trees to be affect by grading, landslide repair or <br />building pad preparation shall occur. (modification of MM <br />6f) <br /> <br />g. All lots which have a downhill segment adjacent to heritage <br />tree sites shall have a cement curb-type drain installed <br />along the length of its border. Summer surface run-off <br />water from lawn and yard watering shall be shunted by the <br />curb drain to a storm water system and away from the root <br />zone of the oaks. In addition, drought-resistant native <br />landscaping shrubs and trees shall be used for the <br />homesites, rather than water-demanding exotic species. (MM <br />6g) <br />
