<br />access agreement regarding the use of the road as an emergency <br />access road, and that the road sha11 be maintained in a manner <br />acceptable to the City's Fire Marshall. (MM 7j) <br /> <br />43. All homes shall be equipped with automatic residential fire <br />sprinklers and shall be constructed with Class A fire retardant <br />roofing. (modification MM 7k) <br /> <br />44. Fire hydrants shall be installed every 250 feet as required by <br />the city's Fire Marshall. (MM 71) <br /> <br />45. A wild fire management plan shall be required which identifies <br />areas of serious fire hazard and high risk. The Plan shall <br />anticipate fire risk associated with the construction of <br />residences and installation of project and private landscaping. <br />The plan shall recommend measures for brush control and <br />vegetation removal, while being sensitive to the needs of <br />existing fauna which may need vegetation for forage or shelter. <br />The plan shall be reviewed and approved by a qualified wildlife <br />biologist and the City's Fire Marshall. This plan shall be <br />incorporated into the project CC&Rs, and the Homeowners' <br />Association shall be responsible for management of the plan. <br />(MM 7m) <br /> <br />46. The project developer shall contribute a pro-rata share of funds <br />towards acquisition of one heavy patrol vehicle and one-half of <br />a water tender for the Fire Department. (MM 70) <br /> <br />Schools <br /> <br />47. The applicant, with the Pleasanton Unified School District and <br />the city Planning Director, shall work to develop a program to <br />off-set this project's long-term effect on school facility needs <br />in Pleasanton. This program shall be designed to fund school <br />facilities necessary to offset this project's reasonably related <br />effect on the long-term need for expanded school facilities to <br />serve new development in Pleasanton. The method and manner for <br />the provision of these funds and/or facilities shall be subject <br />to approval of the City and shall be in place prior to approval <br />of any final map or building permits. In no event shall <br />construction commence unless the above method and manner for the <br />provision of these funds and/or facilities has been approved. <br />(Modification of MM 7q and 7r) <br /> <br />Parks <br /> <br />48. The developer shall pay all in-lieu park fees in effect at the <br />time grading permits are issued. <br />
