<br />Noise <br /> <br />49. The OTFAG shall indicate that homes sited on noise-impacted lots <br />shall be designed to shield the rear yard areas from freeway <br />noise, and that solid fencing may be permitted in very limited <br />areas of the rear yard area of these lots (i.e. around pool and <br />patio areas ONLY), but said solid fencing shall be screened with <br />landscaping. Solid fencing shall consist of unpainted wood <br />(Modification of MM 8a) <br /> <br />50. Mechanical ventilation should be provided for homes to allow <br />windows to be closed to achieve indoor noise levels. Only <br />windows facing the freeway would need to be closed to achieve <br />the General Plan indoor noise goal of 45 Ldn. (MM 8b) <br /> <br />51. Homes located on hillside sites, particularly Lots 61 - 65, and <br />those along Foothill Road shall make use of construction <br />techniques to ensure that noise levels inside the home meet city <br />of Pleasanton standards. Such lots should be identified in the <br />project architectural design guidelines. (MM 8c) <br /> <br />Geology, Soils, Grading and Drainage <br /> <br />52. Prior to submittal of a tentative map, the developer shall <br />submit detailed geotechnical studies which determine all <br />dimensions of the berm and catchment areas near Lots 1, 2 and 5. <br />These areas shall be delineated on the tentative map preliminary <br />grading plan. If the city determines that the deflection berm <br />and catchment area cannot provide adequate risk-protection under <br />the city's Safety Element "acceptable risk" policy, then the at- <br />risk lots must be eliminated from the plan. <br /> <br />53. Prior to submittal of a tentative map, the applicant shall <br />prepare detailed geotechnical studies to determine the final <br />landslide repair measures necessary to assure development of the <br />project as approved. If the landslide repair measures extend <br />beyond those anticipated in the geotechnical studies prepared to <br />date (July 30, 1991) and as shown on the landslide buttress plan <br />(Figure 9-3, Chapter 9 of the SEIR), the Planning commission may <br />elect to require elimination of those lots whose creation would <br />require landslide repair measures which the Planning commission <br />determines would have adverse impacts visual, grading, <br />drainage and vegetative etc., on the environment. The <br />Planning commission may make this decision when it considers the <br />tentative map approval for this project. <br /> <br />54. A comprehensive and thorough slope stability investigation is <br />required. Prior to the Tentative Map approval and issuance of <br />a grading permit for the subdivision, all landslides and areas <br />with a high potential for slope instability should be <br />identified, mapped and categorized as to their potential effect <br />on the development. The project's geotechnical engineer and/or <br />certified engineering geologist should provide recommendations <br />for stabilization of the areas identified. The identified areas <br />
