<br />16. Upon completion of public sanitary sewer and water lines in <br />Trenery Drive, the owners of Lots 1 and 2 shall be responsible <br />for capping the on-site water and septic tank systems and the <br />hook-up of said utilities to City lines to the residences on <br />Lots 1 and 2. <br /> <br />17. The developer shall conform to the tree preservation <br />requirements listed in Exhibit "C", the "Tree Survey for <br />Walnut Glen Estates", dated February 13, 1992, by Hortscience, <br />Inc. With application of the tentative map, the developer <br />shall submit an updated tree analysis based on the lotting and <br />grading plans. All street grading and construction activity <br />shall be supervised by a licensed arborist on a periodic basis <br />to be determined by the Planning Director. After construction <br />is completed a final status report shall be submitted to the <br />Planning Director. <br /> <br />18. The project developer shall implement the Standard Development <br />Conditions except for Condition Nos. 3, 5-7, 14, 20-23, 25, <br />46, 54, and 56. <br /> <br />19. The applicants shall be responsible for the maintenance of <br />Trenery Drive from Martin Avenue to the project site in a <br />manner satisfactory to allow city emergency and service the <br />site as determined by the Directors of Planning and Public <br />Works. Maintenance shall require a usable all-weather surface <br />to devoid of potholes or other failures. <br /> <br />20. The applicants shall enter into a deferred street improvement <br />agreement for their pro-rata share of the costs of the <br />installation of a storm drain to serve Trenery Drive at such <br />time that a storm drainage system is installed. <br /> <br />21. All fencing shall be open fencing. <br />22. The project F.A.R. shall be 25% for each lot. <br /> <br />{end} <br />
