<br />b. The 46' wide public street (36' curb to curb) as shown on <br />the Chu/Gahrahmat property shall be extended through this <br />development to its proposed connection with the <br />Chu/Gahrahmat property. The street section shall include <br />a sidewalk and parking lane on the west and north sides <br />of the street. <br /> <br />c. The typical 28' wide street section shall be revised. <br />The 28' dimension shall be measured from face-of-curb to <br />face-of-curb. There shall be a sidewalk and parking lane <br />on one side of the street. The other side of the street <br />shall be posted for no parking. <br /> <br />d. street section A-A shall be revised. A 20' wide street <br />shall be installed by the applicant between Lots 13 and <br />14 and the lots belonging to Hulett, Singleton, and <br />Gonsalves; the final 8' shall be installed by Hulett, <br />Singleton, and Gonsalves with the subdivision of their <br />lots. Between the curb and the Hulett, Singleton, and <br />Gonsalves property lines there shall be a I' no access <br />strip that is part of the pUblic right-of-way. The curb <br />may be constructed of asphalt. <br /> <br />e. All curb returns shall have a minimum radius of 30'. <br /> <br />These changes shall be shown on the tentative map submittal to <br />the satisfaction of the Directors of planning and Public <br />Works. <br /> <br />14. There shall be two points of access to the portion of the <br />development which includes Lots 5-40 to stoneridge Drive prior <br />to allowing any occupancy of these lots. The ultimate second <br />access point to Stoneridge Drive shall be through the <br />Chu/Gahrahmat property. However, until development of the <br />Chu/Gahrahmat property, the applicant shall either construct <br />a temporary 20' wide access road across the Chu/Gahrahmat <br />property or shall construct a temporary 20' emergency access <br />road between Lots 5 and 24 to the proposed cul-de-sac on the <br />West View Properties site. <br /> <br />15. The applicants shall offer to dedicate to the city 1/2 of the <br />street right-of-way for Trenery Drive. This dedication shall <br />take the form of an open offer of dedication on the tentative <br />map and as a quit claim deed by separate instrument, unless <br />otherwise approved by the Directors of planning and Public <br />Works. with the first phase of construction, the applicant <br />shall reconstruct Trenery Drive from Martin Avenue to the <br />westerly end of Lot 4. Street improvements shall include, but <br />not be limited to, 20' of paving (measured from edge-of- <br />pavement to edge-of-pavement) and 8' wide gravel shoulders <br />(including a drainage swale). Sanitary sewer lines shall be <br />installed in Trenery Drive from Lot I westerly to the stub in <br />Trenery Drive by the McMillan parcel. Water lines shall be <br />installed in Trenery Drive from Martin Avenue westerly to the <br />to the stub in Trenery Drive by the McMillan parcel. with the <br />tentative map, the applicant shall submit a street design plan <br />showing the construction of Trenery Drive and its impacts to <br />north and south side property owners. <br />
