<br />h. The remodeling and relocation of the existing home shall <br /> <br />be subject to the Design Review Board review and <br />approval. <br /> <br />i. Drought tolerant plants shall be maximized in the front <br />yard landscape areas and sod areas should be minimized. <br /> <br />j. Trees and shrubs in the front yard landscaping shall be <br />a minimum of 15 and 5 gallon respectively in size. <br /> <br />4. An updated set of the design guidelines incorporating the <br />conditions contained herein shall accompany any parcel map <br />application. The updated guidelines shall be submitted to the <br />Planning Director for review and approval prior to submittal <br />to ensure that all conditions have been satisfactorily <br />included prior to mass production. <br /> <br />5. The existing retaining wall located on Lot #4 shall be removed <br />by the developer at the time of the installation of the <br />private driveway and prior to the sale of the lot. The <br />specific details of the removal and the transition onto the <br />adjacent property shall be submitted in conjunction with any <br />subdivision application. <br /> <br />6. A detailed landscape and irrigation plan for along the private <br />driveway shall be submitted to the Planning Director for <br />review and approval prior to final map approval. The May ten <br />trees shall be replaced by Australian willows. <br /> <br />7. The developer shall cooperate with adjacent property owners <br />along Rose Avenue in order to develop a street tree program <br />for Rose Avenue. The street tree program shall be submitted <br />to the Planning Director for review and approval prior to <br />final map approval. At least 2-24 inch box trees shall be <br />installed on Lots #1 and #2 along the Rose Avenue street <br />frontage. <br /> <br />8. The developer shall submit a final grading plan for the site <br />to the Planning Director for review and approval prior to the <br />approval of the minor subdivision of the site. The grading <br />plan shall include the proposed finished grading of the site <br />and any revisions to the grading of the proposed private <br />street. The objective of this grading plan shall be to <br />emulate, to the greatest extent possible, the natural grades <br />of the site. <br /> <br />9. A phasing plan for the installation of the private roadway <br />shall be submitted to the Planning Director for review and <br />approval prior to final map approval. In general, the <br />developer shall work with the adjacent property owners to <br />resolve issues of access and easements. <br /> <br />10. Specific fence designs for the entire development shall be <br />submitted to the Planning Director for review and approval <br />prior to final map. <br />
