<br />EXHIBIT "A" <br />Resolution No. PC-92-19 <br />Conditions of Approval <br />Ca.e PUD-!l1-05 <br /> <br />1. A maximum of three (3) lots are permitted. Development shall <br />conform sUbstantially to a modified three-lot site development <br />plan, landscape, and fencing plans (dated "Received August 23, <br />J.99~") and the PUD Design Guidelines dated Revised February <br />13, 1992, on file with the Planning Department, except as <br />modified by these conditions. The applicant shall redesign <br />the site development plan with three lots to be submitted for <br />review and approval by the Planning Director prior to <br />submittal of a tentative map. <br /> <br />2. <br /> <br />That the developer shall obtain <br />applicable city permits for the <br />commencement of construction. <br /> <br />all building and other <br />project prior to the <br /> <br />3. The proposed design guidelines shall be modified to include <br />the following conditions: <br /> <br />a. The minimum side yard setback from property line or <br />private access drive shall be ten (lO) feet and the <br />minimum front yard setback shall be 23 feet. <br /> <br />b. Detached garages shall be located behind the home on a <br />lot. <br /> <br />c. The maximum F.A.R. shall be .32. Garage area in excess <br />of that which is needed to accommodate 2 cars, a maximum <br />of 450 sq.ft., shall be included in the F.A.R. <br />calculation. <br /> <br />d. The split-rail fence shall be used for the side yards for <br />Lots #3 and #4. In general, the split-rail fence shall <br />extend from the side of the house to the side property <br />line. If fencing is desired along the private driveway, <br />it shall be of the split-rail design. Specific details <br />shall be submitted in conjunction with the Design Review <br />Board application for the house plans. <br /> <br />e. The design review process for accessory structures shall <br />be subject to Chapter 18.84 of the Pleasanton Municipal <br />Code. <br /> <br />f. The guest parking spaces shall not occupy areas required <br />to serve garage parking spaces. Specific details shall <br />be subject to Design Review Board review and approval. <br /> <br />g. A supplemental tree report shall be submitted at the time <br />of house plan review to further assess the health and <br />vigor of each of the site's walnut trees. The tree <br />report shall contain specific recommendations on <br />preservation strategies in order to preserve the trees. <br />
