Buildings in the Specific Plan area smaller
than 52' in height would not be affected by
these regulations.
The site is not subject to flooding from the
100 year flood.
A masonry wall is to be installed on the rear
lot lines facing stoneridge Drive to protect
the subdivision from vehicle noise.

2. The plan is consistent with the city's General
Plan:

By contributing to the construction of public
parks in the specific plan area, the project
conforms to the General Plan policy requiring
amenities when density exceeds the mid-point
of the site's General Plan land use
designation -- in this case 5 du/ac.
Proposed project density is 7.4 dwelling units
per gross acre, which conforms to the specific
Plan's Medium Density Residential (2-8 du/ac)
land use designation for the site.
The total number of units allowed for Far
West, Dawes, and Montgomery by the Specific
Plan equals 184 units; 130 lots have been
approved for Far West, 48 lots are proposed
under this application, and 6 lots would
remain. Enough density remains for the
Montgomery parcel to develop in accordance
with its area and Specific Plan Low Density
Residential land use designation.

3.

The plan is compatible with previously
properties in the vicinity and the
topographic features of the site:

developed
natural,

The site is relatively flat. Development will
continue the building design and land pattern
of the project approved along the site's west
side. An existing single-family house is
located on an approximately 2.51 acre lot
along the site's south side. The house is set
far enough from the project's property line so
as not to be affected by the ten lots proposed
along this side of the project.
No impact to fish or wildlife or their habitat
is anticipated with this project.

4. The grading takes into account environmental
characteristics and is designed in keeping with the
best engineering practices to avoid erosion,
slides, or flooding to have as minimal an effect
upon the environment as possible.
