<br />Buildings in the Specific Plan area smaller <br />than 52' in height would not be affected by <br />these regulations. <br />The site is not subject to flooding from the <br />100 year flood. <br />A masonry wall is to be installed on the rear <br />lot lines facing stoneridge Drive to protect <br />the subdivision from vehicle noise. <br /> <br />2. The plan is consistent with the city's General <br />Plan: <br /> <br />By contributing to the construction of public <br />parks in the specific plan area, the project <br />conforms to the General Plan policy requiring <br />amenities when density exceeds the mid-point <br />of the site's General Plan land use <br />designation -- in this case 5 du/ac. <br />Proposed project density is 7.4 dwelling units <br />per gross acre, which conforms to the specific <br />Plan's Medium Density Residential (2-8 du/ac) <br />land use designation for the site. <br />The total number of units allowed for Far <br />West, Dawes, and Montgomery by the Specific <br />Plan equals 184 units; 130 lots have been <br />approved for Far West, 48 lots are proposed <br />under this application, and 6 lots would <br />remain. Enough density remains for the <br />Montgomery parcel to develop in accordance <br />with its area and Specific Plan Low Density <br />Residential land use designation. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />The site is relatively flat. Development will <br />continue the building design and land pattern <br />of the project approved along the site's west <br />side. An existing single-family house is <br />located on an approximately 2.51 acre lot <br />along the site's south side. The house is set <br />far enough from the project's property line so <br />as not to be affected by the ten lots proposed <br />along this side of the project. <br />No impact to fish or wildlife or their habitat <br />is anticipated with this project. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br />
