<br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measure 6c, part two, <br />which requires a replacement ratio of 6 new trees to one removed tree, is feasible and has been <br />incorporated into the project design or into the project by reference through conditions of <br />approval, and will be effective in reducing the visual impacts of this project to a less than <br />significant level. <br /> <br />IMPACT: The Planning Commission fmds that landslide repairs would occur in portions of <br />the site which are heavily vegetated and visible. Substantial amounts of vegetation at the toe of <br />the slope, and at least 17 heritage trees would need to be removed. Loss of this vegetation <br />would be visible to travellers along Foothill Road and to those familiar with the site. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission fmds that implementation of the Reduced Grading Alternative <br />(Final SEIR, Chapter 11, Figure 11-3) or another project re-design which avoids removal of <br />significant stands of vegetation, can reduce impacts to a less than significant level. The <br />Commission recommends elimination of the landslide repair in areas where the majority of <br />heritage trees would be destroyed is a viable and feasible measure, which, along with other <br />measures will be effective in reducing the visual impacts of this project to a less than significant <br />level. <br /> <br />The project redesign would involve the elimination of Lots 3, 4, 6 and 7 to preclude landslide <br />repairs, which the Commission finds, in combination with mitigation measures 00, 6<1, 6f, 6g <br />and 5p are feasible and have been incorporated into the project design or into the project by <br />reference through conditions of approval, and will be effective in reducing the visual impacts <br />of this project to a less than significant level. <br /> <br />4. Structures <br /> <br />IMPACT: Visual contrast of the new homes and appurtenant structures would be high in the <br />short-term. The introduction of large, two-story homes would be in visual contrast to the <br />generally lower-profile, single-story homes characteristic of the older, existing residential <br />neighborhoods. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures for limitations <br />on building height, building location, exterior building finishes, floor area ratios, and the <br />location off accessory structures are feasible and have been incorporated into the project design <br />or into the project by reference through conditions of approval, and will be effective in reducing <br /> <br />-5- <br /> <br />- <br />
