Gradine for pI'Qiect develooment <br /> <br />IMPACT: The Planning Commission finds that grading for streets and homesites, especially <br />in the hillside areas, would result in a significant visual impact. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures for re- <br />vegetation, landscaping, limits on grading and implementation of the development plan <br />conceptua1landscaping plan are feasible and have been incorporated into the project design or <br />into the project by reference through conditions of approval, and will be effective in reducing <br />the visual impacts of this project to a less than significant level within three to five years. These <br />mitigation measures are 5m, 5n, 50 and 5p of the Final SEIR, pages 5-20 through 5-21. <br /> <br />IMP ACT: The Planning Commission finds that grading due to landslide repair would require <br />extensive grading, re-contouring of the hillside and removal of vegetation. High visual contrast <br />would exist between non-graded areas and those subjected to landslide excavation. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of the Reduced Grading Alternative <br />(Final SEIR, Chapter 11, Figure 11-3) would eliminate many of the impacts due to landslide <br />repair . <br />3. TreelVel!etation Loss <br /> <br />IMP ACT: Three heritage trees near the northern portion of the property may be affected by <br />road construction, most probably through damage during grading for site development. Loss <br />of these trees is considered a visual impact. <br /> <br />DEGREE: Potentially significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures 00, 6b, 6d, 6f <br />and 6g are feasible and have been incorporated into the project design or into the project by <br />reference through conditions of approval, and will be effective in reducing the visual impacts <br />of this project to a less than significant level. <br /> <br />IMPACT: The building envelope indicated for Lot 61 lies partially within the dripline of a <br />tree group. Removal of the trees will cause the home to be quite visible, which the Commission <br />considers a visual impact. <br /> <br />-4- <br />
