Emerg:em;y access to residential areas <br /> <br />IMPACT: The Commission finds that obstruction of emergency vehicle accesses (BY As) or <br />lack of maintenance thereof could have a potentially significant impact on the ability of the <br />City's Fire Department to respond to calls for fire-fighting service and ability to provide <br />adequate protection of life and property. <br /> <br />DEGREE: Potentially Significant. <br /> <br />FINDING: The Commission fmds that continued maintenance of the EY As and assurance that <br />the EY As will remain in perpetuity through the property-owners' association (MM 7i, 7j) are <br />feasible mitigation measures which have been incorporated into the project design or into the <br />project by reference through conditions of approval, and will be effective in reducing the impacts <br />of this project to a less than significant level. <br /> <br />6. Homes beyond fire dc:partment 5-minute te$pOnse time <br /> <br />IMPACT: The Planning Commissionfmds that homes located in high fire hazard areas and <br />beyond the five-minute fire-response time of the City's Fire Department, could have a significant <br />impact on the ability of the City's Fire Department to respond to calls for fire-fighting service <br />and ability to provide adequate protection of life and property. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measure requmng <br />installation of automatic residential fire sprinklers, fire hydrants and developer contributions <br />towards fire-fighting equipment particularly suited to fighting fires in hillside areas (MM 7k, 71 <br />and 70) are feasible mitigation measures which have been incorporated into the project design <br />or into the project by reference through conditions of approval, and will be effective in reducing <br />the impacts of this project to a less than significant level. <br /> <br />7. Risks of wildland fire <br /> <br />IMPACT: The Planning Commissionfinds that due to the site's topography and vegetation, <br />the location of homes adjacent to hillside open space areas, and the risks of damage to property <br />or persons due to wildland fires, the project could create a significant impact on the City's Fire <br />Department to respond to calls for fire-fighting service and ability to provide adequate protection <br />of life and property. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of specific mitigation measure are <br />feasible and have been incorporated into the project design or into the project by reference <br /> <br />-11- <br />
