reference through conditions of approval, and will be effective in reducing the impacts of this
project to a less than significant level.

2. Insufficient water pressure for 3 lots

IMPACT: The Commission fmds that provision of water service in an adequate amount or
pressure level to three lots located above 390 feet in elevation could be a potentially significant
impact.

DEGREE: Potentially Significant.

FINDING: The Commission finds that implementation of a mitigation measure requiring the
use of hydro-pneumatic "booster" water pumps with water storage tanks for each of these lots
(MM 7d) is feasible and has been incorporated into the project design or into the project by
reference through conditions of approval, and will be effective in reducing the impacts of this
project to a less than significant levelo

3. Sewer service on Foothill Road

IMPACT: The Commission finds that the lack of sewer service to the site and elevations
along Foothill Road which do not permit ordinary gravity flow sewers may have a potentially
significant impact.

DEGREE: Potentially Significant.

FINDING: The Commission finds that implementation of mitigation measures which require
extension of the City's sewer service to this site, and the installation of sewer lift stations along
Foothill Road (MM 7f and 7g) are feasible and have been incorporated into the project design
or into the project by reference through conditions of approval, and will be effective in reducing
the impacts of this project to a less than significant level.

4. Buildinl: nads (4) lower than street elevation

IMPACT: Within the proposed development, four lots are proposed whose pad elevations
lie below the elevation of street grade. The Planning Commissionfinds that provision of gravity
flow sewer service to these lots is not possible.

DEGREE:

Potentially Significant.

FINDING: The Commission finds that installation of individual pump grinder stations for
these homes (MM 7h) is a feasible mitigation measures which has been incorporated into the
project design or into the project by reference through conditions of approval, and will be
effective in reducing the impacts of this project to a less than significant level.

-10-
