<br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: Although the SEIR recommends implementation of the Reduced Grading <br />Alternative (MM 6e), the Commission finds that this mitigation measure places too severe a limit <br />on the development potential of the site, especially since the actual limits of landslide repair <br />areas are not definitively known. Therefore, the Commission finds an appropriate mitigating <br />measure is to require preparation of detailed and definitive technical studies, prior to approval <br />of a tentative map, which indicates the extent of landslide repair measures. The Commission <br />may, at that time, elect to require elimination of lots whose creation would require landslide <br />repairs beyond those contemplated by the SEIR (Condition 50). The Commission finds that <br />implementation of this alternative mitigation measure, in combination with other measures <br />requiring replacement of removed trees, etc. (MM 5p, 6c and 6d) are feasible and have been <br />incorporated into the project design or into the project by reference through conditions of <br />approval, and will be effective in reducing the impacts of this project to a less than significant <br />level. <br /> <br />3. Habitat loss/reduction of on-site wildlife <br /> <br />IMPACT: The Commission finds that habitat loss and the reduction of on-site wildlife due <br />to development and the introduction of domestic species may have a potentially significant <br />impact. <br /> <br />DEGREE: Potentially Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures (MM 6h and <br />6i) limiting the free-ranging of domestic dogs and cats, and prohibiting vehicles (other than <br />maintenance vehicles) from hillside open space areas, are feasible and have been incorporated <br />into the project design or into the project by reference through conditions of approval, and will <br />be effective in reducing the impacts of this project to a less than significant level. <br /> <br />Public Services and Facilities <br /> <br />1. Increased daily water demand on the City's water resources <br /> <br />IMPACT: The Commission finds that increased demand on the City's water sources may <br />have a significant impact. <br /> <br />DEGREE: Potentially Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures which can <br />reduce water consumption through installation of water-conserving plumbing fixtures, the use <br />of drought-tolerant and non-water-loving plant species in the landscape designs (MM 7a, 7b and <br />7c) are feasible and have been incorporated into the project design or into the project by <br /> <br />-9- <br /> <br />II <br /> <br />. <br />
