<br />7. The supplemental tree report shall provide any additional <br />details to protect the long term health and vigor of the <br />existing 49" Siberian elm, the 14" walnut, and the 20" walnut <br />trees. Specific details shall include those measures which <br />address tree protection during construction of the units <br />through occupancy. <br /> <br />8. Units #11, #12, and #13 shall have a 20 foot front yard <br />setback in order to place the Siberian elm tree entirely <br />within the common open space area. The walkway immediately in <br />front of these units shall be removed. This modification <br />shall be shown of the Final Map. <br /> <br />9. The soundwall shall be located so that a ten foot landscape <br />strip is maintained from the edge of sidewalk along the Santa <br />Rita Road frontage. The improvement plans submitted in <br />conjunction with the Final Map shall reflect this requirement. <br /> <br />10. A detailed cross section through the soundwall shall be <br />provided prior to Final Map approval showing the relationship <br />of the soundwall to the adjacent Santa Rita Road curb, the <br />Santa Rita Road landscaping, and the rear yard property lines. <br />This requirement is to verify the use of landscape berming to <br />obtain an effective soundwall height of 9 to 10 feet while <br />maintaining an 8 foot soundwall. <br /> <br />11. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />12. Any transformer or other utility devices shall be place in <br />vaults were feasible. Above ground utilities shall be <br />screened with landscaping and painted. Said screening <br />treatment and painting shall be shown on the final landscape <br />plan, to be reviewed and approved by the Planning Director <br />prior to the issuance of building permits. <br /> <br />13. A specific site plan for the amenities in the tot-lot shall be <br />submitted to the Planning Director for review and approval <br />prior to Final Map Approval. The amenities shall at a <br />minimum include a swing set, jungle jim, and bench seats. <br /> <br />14. All guest parking stalls shall have the dimensions prescribed <br />by the Pleasanton Parking Ordinance. Where a parking stall <br />abuts a landscape planter, the parking stall depth shall be <br />decreased by 2' to allow for vehicle overhang. The <br />landscaping in this area shall be designed to be low growing <br />to prevent damage from vehicle overhang. Where a parking <br />stall is adjacent to a wall or fence there shall be a minimum <br />of 5' of separation to allow for vehicle overhang and a <br />sufficient amount (3') of landscaping. <br /> <br />15. There shall be a valley gutter constructed across the front <br />entrance drive at its intersection with Santa Rita Road. <br />
