<br />Exhibit "A" <br />Conditions o~ Approval <br />Resolution No. PC-92-ll <br />Tentative Tract Hap 6502 <br /> <br />1. Development shall be substantially as shown on the proposed <br />Tentative Map for Tract No. 6502, Exhibit "A", dated "Received <br />January 29, 1992" and the development plans approved in <br />conjunction with PUD-90-17 on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. All conditions and requirements of PUD-90-17 shall remain in <br />effect and in full force and are herein incorporated by <br />reference. <br /> <br />3. The final design of the bus shelter relocation shall be <br />reviewed and approved in writing by the Livermore Amador <br />Valley Transit Authority and Planning Director prior to Final <br />Map approval. Details shall also include written provisions <br />for the construction and relocation activities to avoid any <br />disruption to bus ridership. The applicant is responsible for <br />the full cost of this relocation. <br /> <br />4. The developer shall offer for dedication sufficient land <br />necessary for the bus shelter relocation and the deceleration <br />lane pursuant to the requirements of the City Engineer in <br />conjunction with the submittal of the Final Map. <br /> <br />5. Specific improvements for the deceleration lane shall be shown <br />on the improvement plan submitted for Final Map approval. The <br />developer shall be responsible for these improvements. <br /> <br />6. A supplemental tree report which examines the impacts of the <br />proposed development on the existing trees along the Santa <br />Rita Road frontage, including those trees adjacent to the new <br />bus shelter location and the existing trees along the southern <br />property line, shall be conducted prior to approval of any <br />Final Map. This tree report shall be submitted for review and <br />approval of the Planning Director. This tree report shall <br />include specific mitigation measures directed to protect the <br />long term health and vigor of said trees. During any <br />excavation or grading within the drip lines of the trees, the <br />arborist who conducted the supplemental tree report shall be <br />present and shall direct the construction activities. The <br />arborist shall report to the Planning Director in writing how <br />the construction activity proceeded and what impact it had on <br />the trees. If in the opinion of the arborist any of the <br />tree(s) will be significantly impacted by the development, the <br />tree(s) shall be replaced by tree(s) of similar size prior to <br />the issuance of the last certificate of occupancy for the <br />project. The tree report shall also examine the relocation of <br />any trees needed to be located to another portion of the site, <br />in particular the northern open space area. <br />
