<br />PUblic Works. Requirements for filing the map, review fees, <br />improvements and inspections of work shall be determined by <br />the Director. <br /> <br />3. A current title report and copies of the recorded deeds <br />of all parties having record title interest in the property to <br />be divided and copies of deeds for adjoining properties shall <br />be submitted to the Director of Public Works. <br /> <br />4. Letters or permits from the u.s. Army Corps of Engineers <br />and state Department of Fish and Game shall be submitted <br />indicating that necessary permits for altering or filling <br />watercourses have been obtained, based on final grading and <br />improvement plans, including all development and bank <br />stabilization measures within riparian zones, as approved by <br />the Director of Public Works; or that such permits are not <br />required for the project. <br /> <br />5. A water conservation program describing methods and <br />equipment to maximize water conservation in all project <br />irrigation, including the golf course, vineyards, common open <br />space and landscaped areas, and privately-owned landscaped <br />areas, prepared by the independent consul tant under the <br />direction of the Planning Director. CC&R's shall include <br />specifications to minimize water consumption in private <br />landscape irrigation which must be followed by all property <br />owners. <br /> <br />6. A transportation systems management plan including <br />measures which would enable and encourage reduction in <br />project-related automobile trips shall be submitted for <br />approval by the Planning Director. <br /> <br />7. An acoustical study shall be conducted by a qualified <br />acoustical engineer for proposed residential areas along state <br />Route 84. The study shall analyze projected traffic along the <br />thoroughfare and ascertain the need for sound attenuation in <br />adjacent dwellings. Recommendations of this report shall be <br />followed in the construction of the affected dwellings. <br /> <br />8. Prior to approval of any Final Map (s), the applicant <br />shall submit to the Planning Director for review and approval <br />a sign program for recreational uses, residential street <br />signing and identification. said program shall include <br />general requirements as to location, size, height, materials, <br />colors, lighting, and maintenance, and shall be compatible <br />with landscaping and architectural guidelines. This program <br />may be referred to the Design Review Board for review. <br /> <br />9. Prior to filing of any Final Map(s), additional traffic <br />and design studies for facilities on and off-site as <br />identified by the Pre-Annexation Agreement may be required at <br />the discretion of the Director of Public Works at the sole <br />cost of the developer. <br />
