<br />improvement plans, etc. shall be subject to the review and <br />approval of the City Engineer prior to submittal of a Final <br />Map(s). If said improvements also could serve adjoining <br />properties wi thin the incorporated boundaries of the City, the <br />developer may enter into an agreement with the City for re- <br />imbursement for provided improvements from benefitting <br />properties at the time they develop. <br /> <br />7. Prior to submittal of any phase of the Final Map(s) and <br />subject to the review and approval of the City Engineer, the <br />applicant shall identify, or provide improvement plans for, an <br />appropriately-designed public sewerage system. The applicant <br />shall prepare improvement plans for construction and <br />installation of any and all improvements necessary to provide <br />adequate sewer service to the site, subject to the review and <br />approval of the city Engineer. The developer shall be <br />responsible for all installation of said improvements. If <br />said improvements also could serve adjoining properties within <br />the incorporated boundaries of the City, the developer may <br />enter into an agreement with the City for re-imbursement for <br />provided improvements from benefitting properties at the time <br />they develop. <br /> <br />8. Prior to submittal of any phase of the Final Map(s), the <br />applicant shall submit to the city Attorney for review and <br />approval a draft of Conditions, Covenants and Restrictions <br />(CC&Rs) indicating methods of common area maintenance, street <br />maintenance, etc. <br /> <br />9. The applicant shall submit a Final Map(s) for review and <br />approval in phases according to the Growth Management <br />Agreement approvals. In accordance with the Pre-Annexation <br />agreement, the first Final Map shall not show more than 350 <br />lots. <br /> <br />10. Prior to approval of any phase of the Final Map(s), the <br />applicant shall prepare and submit grading and construction <br />phasing plans, subject to the review and approval of the City <br />Engineer. <br /> <br />!h STUDIES. PROGRAMS AND PLANS TO BE APPROVED BY THE PLANNING <br />DIRECTOR OR DIRECTOR OF PUBLIC WORKS PRIOR TO CITY COUNCIL <br />APPROVAL OF A FINAL MAP(S) <br /> <br />1. A final, detailed soils, geologic and geotechnical report <br />shall be approved by the city consulting geologist, prior to <br />initiation of each phase of grading or recording of any Final <br />Map(s). Geotechnical consultants shall review grading plans <br />and comment on their adequacy and recommend revisions to the <br />plans, as necessary. <br /> <br />2. All required plans, specifications, supplemental <br />environmental analysis, and technical data necessary to <br />complete the Final Map(s) shall be filed with the Director of <br />
