<br />~ SITE ALTERATIONS. REVISIONS <br /> <br />1. During review of the Final Map(s), any changes in the <br />approved Land Use and Development Plan shall be authorized <br />through zoning approval and may require modification of the <br />Tentative Map only to the extent listed below: <br />a. Grades may be changed a maximum of 10 feet. Grade <br />changes between 10 and 20 feet may be granted by the Planning <br />Director and Director of Public Works, as long as the grade <br />changes produce a beneficial result in terms of lot drainage, <br />visual impact, reduction of grading, etc., as determined by <br />the Planning Director and Director of Public Works; <br />b. Lot lines may be adjusted provided that overall <br />number of lots remain the same or are reduced and lot sizes <br />and configurations comply with these provisions; <br />c. Street alignment and design may be modified, <br />provided that any revised street design is approved in <br />subsequent Final Map actions. Detailed street grade or <br />alignment may be modified as necessary to serve revised <br />grading which may be authorized pursuant to above, or as <br />necessary to adjust to field conditions as determined by the <br />Director of Public Works. <br /> <br />2. To provide for circulation and emergency vehicles access, <br />the Final Map(s) shall show the following, subject to the <br />review and approval of the Planning Director, Director of <br />Public Works and the City'S Fire Marshall: <br />a. Street C-1 shall connect to Street A at two points. <br /> <br />b. Street I shall connect with G or F-1 streets via an <br />Emergency Vehicle Access (EVA). This EVA shall utilize at a <br />minimum, unless otherwise approved, an eight-foot wide hard <br />surface golf cart path with a one-foot wide area of turf block <br />or other suitable material on either side. <br /> <br />3. The project street on the Vallecitos Road entrance shall <br />be designed similarly to the Vineyard Avenue entrance, <br />including a guard kiosk and turn-around and wide enough to <br />accommodate two in-bound lanes (one guest, one resident). The <br />guard kiosk should be placed at least 100 feet from the curb <br />return to allow for adequate stacking and maneuvering, subject <br />to the review and approval of the Director of Public Works and <br />the Planning Director. <br /> <br />.!L... GRADING <br /> <br />1. The following shall be submitted to the Director of <br />Public Works, prior to acceptance of final improvements by the <br />City Council. <br />a. A record grading plan, prepared by a registered <br />civil engineer, including original ground surface elevations; <br />as-graded surface elevations, lot drainage, and location of <br />surface and subsurface drainage facilities. <br />
