<br />Exhibit "A" <br />Conditions of Approval <br />Resolution No. PC-92-1 <br /> <br />~ General Conditions <br /> <br />1. The proposed development shall conform substantially to <br />the site plans, elevations, and related materials, Exhibit A <br />(dated "Received November 15, 1991"), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. Prior to submittal of any phase of a Final Map(s), the <br />map shall conform substantially to the City's subdivision <br />ordinance, Chapter 19 of the Municipal Code, subject to the <br />review and approval of the Director of Public Works and the <br />Planning Director. <br /> <br />3. This project shall be sUbject to the Standard Conditions <br />for Tentative Maps, attached hereto and made part of this case <br />by reference. <br /> <br />4. All conditions must be accomplished prior to city Council <br />approval of any Final Map(s), unless another time of <br />compliance is specified below. Installation of improvements <br />shall be guaranteed under a Subdivision Agreement approved by <br />the City Council. Inspections shall be certified by a <br />registered engineer or by Public Works Department, at the <br />option of the Director of Public Works. All improvements <br />guaranteed under this Agreement shall be completed by the land <br />divider and accepted by the city Council prior to release of <br />improvement guarantees. <br /> <br />5. All conditions of the Pre-Annexation Agreement between <br />the Developer and the city, and all conditions of the <br />Development Agreement between the County and the Developer, <br />shall be adhered to. <br /> <br />6. Prior to submittal of any phase of the Final Map(s), the <br />applicant shall identify a potable, pUblic water source with <br />the capacity to serve the proposed development, subject to the <br />review and approval of the City. Engineer and the City <br />Attorney. The applicant shall prepare improvement plans for <br />construction and installation of any and all improvements <br />necessary to provide adequate water service to the site, <br />subject to the review and approval of the city Engineer. The <br />developer shall be responsible for all installation of said <br />improvements including, but not limited to: consultant fees <br />incurred researching a water supply; installation of all water <br />lines toothe project site and within the project; consultant <br />fees and other expenses related to location of the water <br />tanks; all expenses related to siting, construction and <br />maintenance of water tanks.
