<br />c. Provide minimum Class B fire retardant roofing. <br />d. A fire management plan is required to be submitted <br />to the Fire Department and Planning Director and approved <br />prior to commencement of construction. This plan shall <br />include provisions for continuing maintenance. <br />e. Where fire protection facilities are to be installed <br />by the developer, such facilities including all surface access <br />roads shall be installed and made serviceable prior to and <br />during the time of construction. <br />f. All vehicle access ways to or through the <br />undeveloped areas shall be secured to prevent unauthorized <br />entry. Knox key access is required for emergency access. <br />g. A minimum fire flow of 1,500 gpm at a residual <br />pressure of 20 psi shall be provided. <br />h. "No Parking" signs shall be posted on all access <br />roads that are less than 20 feet in width, except the EVAs. <br /> <br />2. In accordance with the "Public Safety" section of the <br />Pre-Annexation Agreement, the developer shall pay for the <br />construction, or towards the construction, of a fire station <br />at a location to be determined by the City Council. <br /> <br />~ VEGETATION/WILDLIFE <br /> <br />1. Prior to city Council approval of the Final Map(s), the <br />developer shall submit a heritage tree study. In addition to <br />the requirements of the Final EIR and any studies performed as <br />part of the County of Alameda conditions of the development <br />plan, the study shall include areas affected by the proposed <br />water tank locations and tank access roads. This study should <br />determine the number and size of the heritage trees that may <br />need to be removed for each proposed tank location. The study <br />also should recommend the location and arrangement of <br />replacement trees, with an analysis of the screening effects <br />of the replacement trees and reduction of tank visibility due <br />to replacement trees. The tree study and the location and <br />arrangement of replacement trees shall be subject to the <br />review and approval of the Planning Director and Director of <br />Public Works. <br /> <br />2. The California tiger salamander habitat shall be created <br />and established to the satisfaction of the Department of Fish <br />and Game, prior to any disturbance of existing breeding ponds. <br /> <br />~ LANDSCAPING <br /> <br />1. Prior to Council approval of a Final Map(s), a Landscape <br />Design Program to be followed in designing and implementing <br />landscaping plans for the entire project, including commercial <br />areas, streets, intersections, entrance ways, fencing, and <br />common landscaped areas, shall be prepared by a registered <br />landscape architect and shall be reviewed and approved by the <br />city's Design Review Board.
