<br />7. Prior to filing any Final Map(s), a letter from Zone 7 <br />shall be submitted to the Director of Public Works stating <br />that the project will be served through a water turnout. The <br />developer will be responsible for all costs of a water study <br />and for constructing adequate water storage and delivery <br />systems for the project, as determined appropriate by the <br />Director of Public Works. <br /> <br />8. Prior to issuance of grading permits, the applicant shall <br />provide proof (through deed, title, or other record), subject <br />to the review and approval of the City Attorney and Director <br />of Public Works, that the indicated PT&T easement has been <br />abandoned, or otherwise provide proof that the agency which <br />holds the easement will permit the construction of buildings <br />within said easement. <br /> <br />9. Fire protection improvements, including fire hydrants, <br />are to be installed by the subdivider in accordance with the <br />requirements of the City Fire Department. Developer shall <br />prepare a plan for emergency vehicle access and emergency <br />communications for the golf course, subject to approval of the <br />Fire Department. <br /> <br />10. In accordance with the Pre-Annexation Agreement, property <br />shall be dedicated for park purposes, or the developer shall <br />pay park dedication in-lieu fees as stated in Municipal Code <br />Section 19.040. <br /> <br />11. Prior to City Council approval of any phase of the Final <br />Map(s), the applicant shall submit a detail of the proposed <br />street lighting, including photometries, for the project. All <br />street lighting, even if non-standard PG&E fixtures are <br />selected, shall be the maintenance responsibility of the <br />homeowners, or as required by the Director of Public Works. <br />Street lighting in the public right-of-way shall be installed <br />in conformance with requirements of PG&E, caltrans, and/or the <br />Director of Public Works. <br /> <br />12. Phasing plans for utilities easement <br />abandonment/relocation/installation, water tank installation <br />and landscape and lighting installation shall be prepared in <br />conjunction with grading and construction phasing plans and <br />shall be subject to the review and approval of the Director of <br />Public Work and Planning Director. <br /> <br />~ FIRE MANAGEMENT <br /> <br />1. The developer shall comply with all Fire Department <br />requirements, inClUding, but not limited to, the following: <br />a. Provide approved f ire hydrants, water supply, access <br />and blue dots. Fire hydrants with water pressure exceeding <br />150 psi shall have the tops painted blue to the satisfaction <br />of the city Engineer and the Fire Marshall. <br />b.
