<br />pipeline. Interim and final plans shall be subject to the <br />review and approval of the Director of Public Works. <br /> <br />12. Developer shall enter into an agreement with the Director <br />of Public Works, defining the location of construction traffic <br />haul routes and form an amount of guarantee for roadway <br />reconstruction of any roads damaged as a result of project <br />construction and/or development. <br /> <br />13. The Final Map(s) shall show a Vineyard Avenue and <br />Vallecitos Road cross-section which indicates the location of <br />existing trees and utility poles in relation to the existing <br />and proposed right-of-way and improvements. Location of <br />proposed improvements, such as paths or sidewalks shall be to <br />the discretion of the Planning Director and Public Works <br />Director in an attempt to preserve existing trees, if <br />possible. <br /> <br />~ SERVICES AND INFRASTRUCTURE IMPROVEMENTS <br /> <br />1. All utility distribution facilities within the land <br />division shall be placed underground, including utilities on <br />the west side of the Vineyard Avenue frontage. <br /> <br />2. All public infrastructure improvements and installation <br />of utilities underground shall occur in conjunction with the <br />Grading and Construction Phasing plans. <br /> <br />3. Prior to final preparation of the subgrade and placement <br />of base materials for any street, all underground utility <br />mains shall be installed and service connections stubbed out <br />beyond curb lines. Public utilities and sanitary sewers shall <br />be installed for each lot in a manner which will not disturb <br />the street pavement, curb and gutter, and sidewalks when <br />service connections are made. <br /> <br />4. Sanitary sewer lines shall extend off-site to the city <br />system in vineyard Avenue, unless other provisions are <br />approved the City Council. <br /> <br />5. In accordance with the "Sewer System" section of the Pre- <br />Annexation Agreement, developers shall construct sewerage <br />system and pay fees as established by the city. <br /> <br />6. Prior to issuance of a grading permit, the grading and <br />utility plans shall be revised to indicate sanitary sewer flow <br />from each individual lot directly to a sewer main in the <br />street. Directing sanitary sewer lines through adjacent lots <br />which require sewer easements shall be avoided wherever <br />possible. At the discretion of the Public Works Director, <br />individual sewer grinder pumps and lifts may be utilized to <br />avoid said easements. <br />
