<br />2. Precise design of traffic improvements/mitigation by <br />phase, evaluation by an independent traffic engineer, <br />preparation of necessary environmental documents, filing of <br />appropriate guarantees and issuance of necessary permits from <br />the city or state shall be required, prior to filing of each <br />Final Map. <br /> <br />3. Developer shall pay all pro-rata expenses of preparing <br />any environmental review and documentation for construction of <br />required off-site improvements. <br /> <br />4. All streets in the project shall be private and shall be <br />maintained by the homeowners' or property owners' association. <br /> <br />5. All interior streets and courts shall be essentially as <br />shown on the typical street sections. A public service <br />easement shall be placed over the entire private street right- <br />of-way. An area five feet behind the curb shall be graded at <br />a maximum slope of two percent towards the street. <br /> <br />6. All structural street sections shall be designed by a <br />registered civil engineer and approved by the Director of <br />Public Works. <br /> <br />7. streets and easements shall be improved as shown on the <br />Tentative Map, unless modifications to such are reviewed and <br />approved by the Director of Public Works and the Planning <br />Director. Said improvements shall be guaranteed under the <br />Subdivision Agreement, as approved by the Director of Public <br />Works. <br /> <br />8. Developer shall relinquiSh all access rights to city, <br />state, and County right-of-way, except at future roadway <br />locations, as shown on the Tentative Map. Additional access <br />locations shall be reviewed and permitted, only with the <br />approval of the Planning Director and the Director of Public <br />Works. <br /> <br />9. Relocation and installation of improvements or pUblic <br />facilities, including but not limited to, right-of-way and <br />utility relocation costs, shall be accomplished at no expense <br />to the city. <br /> <br />10. Traffic safety signs and devices and street name signs <br />shall be installed in accordance with standards of the city. <br />Proposed street names shall be reviewed and approved by the <br />Planning Director prior to approval of any Final Map(s) and <br />such names shall appear on the Final Map(s). <br /> <br />11. Developer shall coordinate with Zone 7 and the Director <br />of Public Works for the installation of improvements on <br />Vineyard Avenue in order to accommodate the proposed Zone 7 <br />pipeline. Final improvements on the north side of Vineyard <br />Avenue shall be constructed after the installation of the <br />
