<br />12. Development of the site shall comply with applicable <br />portions of the Alameda county Watercourse Ordinance. Work <br />within or adjacent to a watercourse will require a permit from <br />Alameda County Flood Control and Water Conservation District. <br /> <br />13. The fill behind lot 90 shall be sized such that it does <br />not fall under the jurisdiction of the Division of Dam Safety. <br /> <br />14. In order to avoid downstream flooding, no significant <br />concentration or augmentation of runoff, above natural levels <br />to natural drainage, shall be permitted. <br /> <br />l5. During critical summer low-water periods, as defined by <br />the Director of Public Works, any creek water shall be <br />collected above any grading/construction zones located on or <br />near creek beds or drainage areas, and the water shall be <br />continuously piped through the zones, as required by the <br />Director of Public Works and Zone 7. <br /> <br />16. Concrete v-ditches, or rock-faced concrete <br />ditches, catch basins, etc., may be installed within open <br />space areas or in lots adjacent to open space areas to divert <br />surface runoff from these areas to appropriate storm drain <br />lines. <br /> <br />~ STREET IMPROVEMENTS <br /> <br />1. Per Item 3, "Street Improvements", of the Pre-Annexation <br />Agreement, the developers shall submit a plan prior to <br />submittal of the first Final Map, for approval by the Director <br />of Public Works, for the widening and road improvements, <br />including but not limited to, grading, paving, drainage, <br />striping, channelization, signing, safety lighting, utility <br />installation and relocation, realignment of curves, bicycle <br />lanes, and transit stop and shelter along the site's frontages <br />on Vineyard Avenue and Vallecitos Road, and transitions along <br />frontages of properties adjacent to or near the site. <br />Additional right-of-way dedication or land acquisition may be <br />required by the Director of Public Works. <br />
