<br />J:U.. DRAINAGE <br /> <br />1. All storm drain facilities must conform to Alameda <br />County's Subdivision Design Guidelines and Hydrology and <br />Hydraulics criteria Summary. <br /> <br />2. The portions of the storm drain system, which will drain <br />an area greater than 50 acres, shall be designed for the 15 <br />and 100 year recurrence interval. <br /> <br />3. Developers and their engineers shall demonstrate, with <br />current field data and hydraulic calculations, that the <br />existing creeks can adequately pass the 100 year flow. Should <br />the creeks be inadequate, improvements will be required at the <br />developer's expense. <br /> <br />4. Provide for permanent safe emergency overflow drainage <br />release for the ponds and all locations where surface runoff <br />may occur due to blockage of the storm drain system. <br /> <br />5. Debris basins and/or debris racks shall be installed at <br />locations at the upstream portions of the drainage system, as <br />required by the Director of Public Works. Adequate area <br />within the tract boundary will need to be provided to allow <br />for construction of these facilities. <br /> <br />6. All storm drain outfalls, which extend to the creek, <br />shall be constructed in accordance with Zone 7 guidelines and <br />requirements. <br /> <br />7. A special drainage design, including storm drain pipe, <br />v ditches, debris control, and inlets with necessary <br />easements, shall be installed behind lots 87-92, 190-193, and <br />240-243. . <br /> <br />8. No structure shall be placed over proposed storm drain <br />pipe or place loads on adjacent storm drain pipes or channels. <br /> <br />9. Each lot shall drain to a location in the master storm <br />drain system, as approved by the Director of Public Works. <br /> <br />10. The developer shall provide measures to prevent the <br />discharge of contaminated materials into public drainage <br />facilities. The developer shall comply with the more <br />restrictive of federal, state or local water quality standards <br />and regulations. <br /> <br />11. As related to the project, and subject to the review and <br />approval of the Director of Public Works, the existing storm <br />drain system on Vineyard Avenue shall be upgraded to City <br />standards to accommodate a minimum 15-year run-off. Easements <br />shall be obtained for construction of improvements outside the <br />right-of-way, or for drainage releases for overland flow. <br /> <br />. <br />
