<br />Resolution No. PC-94-04 <br />Page 6 <br /> <br />17. If additional uses or activities beyond that approved by the <br />Planning Commission are desired by the applicants or tenants, <br />prior City review and approval is required. Details of such <br />activities shall be submitted to the Planning Director, who <br />may approve the modification if it is judged to be minor, or <br />may refer the matter to the Planning commission for a pUblic <br />hearing if judged to be substantial. <br /> <br />18. Motor vehicles, including employee and company vehicles, <br />trucks, tractors, trenchers, etc., shall be parked or stored <br />within paved parking areas at all times. <br /> <br />19. If, at any time in the future it is determined by the Planning <br />Director that noise, emissions, litter, storage, parking, <br />traffic, or other issues associated with the proposed uses are <br />having adverse effects on surrounding uses, properties, or the <br />City in general, this matter can be submitted, at the <br />discretion on the Planning Director, to the Planning <br />Commission for their subsequent review at a public hearing. <br />If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said use <br />permit for the site. <br /> <br />20. Uses on the unpaved portion of the site shall be limited to <br />storage of irrigation pipes, plants, soil, mulch and similar <br />non-hazardous contractor's materials. No vehicle parking or <br />storage shall be allowed in these areas. <br /> <br />21. All accessory structures shall be subject to the following <br />requirements: <br /> <br />. Maximum 16 ft. height. <br />. Maximum 400 sq. ft. in area. <br />. Accessory structures can consist of constructed or <br />prefabricated sheds, shelving or racks, trellises, truck <br />containers, or other items deemed acceptable by the <br />Planning Director. <br />. Must be constructed or installed according to current <br />building code requirements. <br />. All plans for proposed accessory structures shall be <br />submitted to the Planning Director for review and <br />approval. <br />. All required City permits must be secured prior to <br />installation. <br />. structures cannot be plumbed or function as living <br />quarters. <br />. Sufficient site area shall be maintained so that all <br />tenant parking requirements can be met. <br />. No accessory structures are allowed within the 25 ft. <br />front yard setback along Valley Avenue or within the 20 <br />ft. street side yard setback along Boulder Street. <br /> <br />. . <br /> <br />" <br /> <br />- <br />
