Each tenant shall obtain a zoning certificate and business <br />license within 30 days of use permit approval. Future tenants <br />must obtain zoning certificate and business license approvals <br />prior to operation. <br /> <br />9. One parking space shall be provided for each employee on the <br />maximum shift. If necessary, tenants shall install additional <br />parking spaces, and/or institute other methods deemed <br />acceptable . by the Planning Director to meet the parking <br />requirements (e.g., carpooling, utilize extra parking on other <br />tenant spaces, etc.). <br /> <br />10. No retail sales to the general public shall be allowed on <br />site. <br /> <br />11. No manufacturing is allowed on site. <br /> <br />12. No repairs or service for general public are allowed. <br /> <br />13. Vehicle and equipment repairs and servicing shall be conducted <br />only as temporary uses and shall be ancillary to the storage <br />or business operations. <br /> <br />14. Vehicle and equipment repairs and servicing shall be conducted <br />within the existing structures or on paved areas with a City <br />approved drainage plan. Repairs and servicing shall be <br />limited to minor repairs and general maintenance only (e.g., <br />tire and belt replacement, tune-ups, air conditioning <br />recharging, head lamp adjustment and replacement, alternator <br />repairs, fluid changes, etc.). Major vehicle repairs (e.g., <br />engine overhaul or replacement, transmission repairs, etc.) <br />are not allowed on the site. <br /> <br />15. storage of servicing materials (i. e., gear and motor oils, <br />radiator coolant, solvents, etc.) shall be subject to the <br />approval of the Fire Marshall prior to business operation or <br />within 30 days of use permit approval for existing tenants. <br /> <br />16. Vehicle and equipment washing shall only be allowed on those <br />areas with a City approved drainage plan. Such areas must be <br />covered and drained to the sanitary sewer. Details of the <br />drainage plan and washing operations shall be subject to <br />review and approval by the Planning Director and City Engineer <br />prior to commencement of the activity. <br /> <br />., <br /> <br />" <br /> <br />- <br />
