The proposed use and development plan shall conform <br />substantially to the site plans, written narratives, and <br />related materials, Exhibit A (dated "Received" December 10, <br />1993, January 6, and January 20, 1994), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. The use permit approval is granted for a period of one year. <br />If at the end of the year, the Planning Director has found <br />that all conditions of approval have been complied with, <br />he/she shall grant a three year extension to the use permit. <br />Subsequent use permit extensions/approvals shall require <br />review and approval by the Planning commission. <br /> <br />3. Parking is not allowed on the interior driveway or along <br />Boulder Street. All parking shall take place completely <br />within the boundaries of each tenant space. <br /> <br />4. The applicants shall install landscaping along the existing <br />Boulder Street frontage of the project site in an amount <br />sufficient to screen views from valley Avenue. The <br />landscaping shall be designed to complement and/or match the <br />existing Valley Avenue landscaping in front of the project <br />site. The landscape plan shall also include evergreen trees. <br />The applicants shall also install additional landscaping on <br />their property at the corner of Valley Avenue and Boulder <br />Street. A landscape and irrigation plan shall be submitted to <br />the Planning Director for review and approval prior to <br />installation of the landscaping. The landscape plan shall be <br />designed to quickly achieve a height that will screen the <br />subject site from off-site views. The landscaping shall be <br />installed within 6 months of use permit approval. The <br />applicant shall enter into an agreement with the City, <br />approved by the city Attorney, which guarantees that the <br />required landscaping will be maintained at all times in a <br />healthful, attractive and weed free manner. <br /> <br />5. The entire site shall be maintained in weed and litter free <br />manner at all times. All trash and refuse shall be contained <br />completely within trash containers meeting the requirements of <br />Pleasanton Garbage Service. <br /> <br />6. Dismantled or wrecked vehicles shall not be stored on any <br />areas of the property. <br /> <br />., <br /> <br />II <br /> <br />. <br />
