<br />Resolution No. PC-94-04 <br />Page 2 <br /> <br />general industrial uses, the subject use can <br />operate without degrading surrounding uses. <br />Conditions requiring landscape screening from <br />public streets will minimize any negative visual <br />effects of the outdoor storage areas. <br /> <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given the proposed activities and hours of <br />operation for the subject uses, it will not impact <br />surrounding uses. In addition, other similar uses <br />in the area have not caused any problems. Any <br />areas of possible concern have been conditioned so <br />that the proposed uses will meet all applicable <br />Municipal Code requirements. The applicants can <br />also be required to mitigate any future nuisances <br />or problems. Therefore, if all the conditions of <br />approval are complied with, the proposed <br />contractor's storage yard will not detrimentally <br />impact the surrounding properties. <br /> <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of the zoning <br />ordinance. <br /> <br />Chapter 18.124 of the Municipal Code (Conditional <br />Uses) states that, because of their unusual <br />characteristics, conditional uses require special <br />consideration so that they may be located properly <br />with respect to their effects on surrounding <br />properties. Reasonable conditions of approval can <br />integrate the proposed use without detrimentally <br />affecting the surrounding properties or the City in <br />general. The proposed use will also comply with <br />all provisions and requirements of the City's <br />zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />project will be compatible with the surrounding uses. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />. . <br /> <br />.. <br /> <br />- <br />
