Resolution No. PC-94-04
Page 2

general industrial uses, the subject use can
operate without degrading surrounding uses.
Conditions requiring landscape screening from
public streets will minimize any negative visual
effects of the outdoor storage areas.

B. That the proposed location of the conditional use
and the conditions under which it would be operated
or maintained will not be detrimental to the public
health, safety, or welfare, or materially injurious
to the properties or improvements in the vicinity.

Given the proposed activities and hours of
operation for the subject uses, it will not impact
surrounding uses. In addition, other similar uses
in the area have not caused any problems. Any
areas of possible concern have been conditioned so
that the proposed uses will meet all applicable
Municipal Code requirements. The applicants can
also be required to mitigate any future nuisances
or problems. Therefore, if all the conditions of
approval are complied with, the proposed
contractor's storage yard will not detrimentally
impact the surrounding properties.

C. That the proposed conditional use will comply with
each of the applicable provisions of the zoning
ordinance.

Chapter 18.124 of the Municipal Code (Conditional
Uses) states that, because of their unusual
characteristics, conditional uses require special
consideration so that they may be located properly
with respect to their effects on surrounding
properties. Reasonable conditions of approval can
integrate the proposed use without detrimentally
affecting the surrounding properties or the City in
general. The proposed use will also comply with
all provisions and requirements of the City's
zoning ordinance.

WHEREAS, projects of this nature are categorically exempt from the
requirements of the California Environmental Quality Act
(CEQA); and

WHEREAS, the Planning Commission determined that the proposed
project will be compatible with the surrounding uses.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:

. .

..

-
