<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-04 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AND DESIGN <br />REVIEW AS FILED UNDER CASE UP-93-80/Z-93-216, THE APPLICATION <br />OF UTILITY VAULT COMPANY <br /> <br />WHEREAS, utility Vault Company has applied for a conditional use <br />permit and design review approval to continue operation <br />of a contractor's storage yard located at the northwest <br />corner of the intersection of Boulder street and Valley <br />Avenue; and <br /> <br />WHEREAS, zoning for the property is I-G-40, 000 <br />Industrial) District; and <br /> <br />{General <br /> <br />WHEREAS, at their duly noticed public hearing of February 9, 1994, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. Staff feels the proposed storage yard <br />would be consistent with these objectives in that <br />the contractor's storage yard fulfills a need given <br />the limited amount of open, industrial land in <br />Pleasanton, and can function in a manner which does <br />not impact or interfere with the surrounding uses. <br /> <br />The subject property is located in an I-G zoning <br />district. The special purpose of the I-G district <br />is to provide locations where industries that are <br />incompatible with most other land uses can operate <br />with minimum restriction and without adverse <br />effects on other uses. The storage facility would <br />be incompatible with other uses such as office, <br />commercial, and residential.
