<br />Resolution No. PC-95-97 <br />Page 4 <br /> <br />6. No trees shall be removed other than those specifically designated for removal on the <br />approved plans. The applicant shall adjust the location of the rear concrete slab for the <br />apartment building, as necessary, to provide adequate clearance between the concrete and <br />the apple tree trunk. No trenching for utilities shall take place within the driplines of the <br />existing trees. <br /> <br />7. A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall include an indication of plant sizes, numbers, and <br />spacing in the indicated landscape areas. The final landscape plans shall meet the <br />requirements of the California State Model Water Efficient Landscape Ordinance in <br />effect at the time of issuance of a building permit for the site. All trees used in <br />landscaping shall be a minimum of 15 gallons in size and all shrubs shall be a minimum <br />of 5 gallons, unless otherwise shown on the approved landscape plan. The applicant shall <br />provide root control barriers and four inch perforated pipes for trees in planting areas less <br />than ten feet in width, as determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br /> <br />8. Prior to occupancy, the landscape architect/designer shaU certifY in writing to the <br />Planning Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overaU design concept. <br /> <br />9. Approved building colors shall be stated on the plans submitted for issuance of building <br />permits. <br /> <br />10. The design review approval will lapse within one year from the date of approval unless a <br />building permit has been issued and construction has commenced and is diligently <br />pursued toward completion, or unless an extension has been approved by the City. <br /> <br />I I. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />12. At no time shall campers, trailers, motor homes, or any other vehicle be used as living or <br />sleeping quarters on the construction site. AU such vehicles shall be removed from the <br />site at the end of each work day. <br /> <br />13. All initial site improvements and house construction activities shall be limited to the <br />hours of 8:00 a.m. to 5:00 p.m., Monday through Saturday. All construction equipment <br />must meet DMV noise standards and shall be equipped with muffling devices. <br /> <br />14. Portable toilets used during construction shall be kept as far as possible from existing <br />residences and shall be emptied on a regular basis as necessary to prevent odor. <br /> <br />II <br /> <br />" <br />
