Resolution No. PC-95-90
Page 3

Proposed landscaping is extensive, attractive, frames public and
private views, and ties the project's street frontages in with the
surrounding development within the Hacienda Business Park.

Where the proposed project's lots back-up to the existing, but as
yet unbuilt, portion of the Sienna tract, the proposed project's
pad grades will match those of the adjoining lots.

4. The development plan modification is compatible with the natural,
topographic features of the site:

The subject property is flat. Proposed grading would essentially
match the existing lay-of-the land, except for the site's perimeter
areas which would be bermed in conjunction with the
established design guidelines of the Hacienda Business Park.

5. The grading proposed in conjunction with the development plan
modification takes into account environmental characteristics and is
designed in keeping with the best engineering practices to avoid
erosion, slides, or flooding to have as minimal an effect upon the
environment as possible:

The subject property is relatively flat. Grading will be limited
to building pads and streets, and to raising the site's grades
along the Stoneridge Drive and Gibraltar Drive.

The subject property is not located in the Alquist-Priolo Special
Studies Zone. Requirements of the Uniform Building Code --
implemented by the City at the Building Permit review -- would
ensure that building foundations and private street/on-site
parking areas are constructed on satisfactorily compacted fill.

Erosion control, stormwater runoff, dust suppression measures
will be documented in the final map and/or grading plan/permit
and will be administered by the City's Building and Public
Works Departments.

6. Adequate public safety measures have been incorporated into the design
of the modified development plan:

All on-site streets and parking areas generally meet City
standards and are adequate to handle anticipated traffic volumes.

II

I
