<br />Resolution No. PC-95-90 <br />Page 3 <br /> <br />Proposed landscaping is extensive, attractive, frames public and <br />private views, and ties the project's street frontages in with the <br />surrounding development within the Hacienda Business Park. <br /> <br />Where the proposed project's lots back-up to the existing, but as <br />yet unbuilt, portion of the Sienna tract, the proposed project's <br />pad grades will match those of the adjoining lots. <br /> <br />4. The development plan modification is compatible with the natural, <br />topographic features of the site: <br /> <br />The subject property is flat. Proposed grading would essentially <br />match the existing lay-of-the land, except for the site's perimeter <br />areas which would be bermed in conjunction with the <br />established design guidelines of the Hacienda Business Park. <br /> <br />5. The grading proposed in conjunction with the development plan <br />modification takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid <br />erosion, slides, or flooding to have as minimal an effect upon the <br />environment as possible: <br /> <br />The subject property is relatively flat. Grading will be limited <br />to building pads and streets, and to raising the site's grades <br />along the Stoneridge Drive and Gibraltar Drive. <br /> <br />The subject property is not located in the Alquist-Priolo Special <br />Studies Zone. Requirements of the Uniform Building Code -- <br />implemented by the City at the Building Permit review -- would <br />ensure that building foundations and private street/on-site <br />parking areas are constructed on satisfactorily compacted fill. <br /> <br />Erosion control, stormwater runoff, dust suppression measures <br />will be documented in the final map and/or grading plan/permit <br />and will be administered by the City's Building and Public <br />Works Departments. <br /> <br />6. Adequate public safety measures have been incorporated into the design <br />of the modified development plan: <br /> <br />All on-site streets and parking areas generally meet City <br />standards and are adequate to handle anticipated traffic volumes. <br /> <br />II <br /> <br />I <br />
