<br />Resolution No. PC-95-90 <br />Page 16 <br /> <br />The radius of the curb returns on "B" Street at "P" Court and <br />"T" Court shall be revised to twenty feet (20'). <br /> <br />Where the sidewalk is monolithic to the back-of-curb, the PSE <br />shall be widened to five feet (5') behind the sidewalk. In other <br />areas of the project site where there is no sidewalk, the five foot <br />(5') easement shall be measured from the back-of-curb. <br /> <br />vi) The typical street section for all private motor courts and "J" Street <br />shall be modified as follows: <br /> <br />The street section shall include vertical curbs. <br /> <br />The inside curb return radius on "S" Court and "V" Court shall <br />be a minimum of twenty feet (20'). <br /> <br />At the rear of the private court, where the street width reduces <br />to sixteen feet (16'), the transition shall be a smooth radius <br />eliminating the jog in the curb. <br /> <br />The developer shall demonstrate to the satisfaction of the City <br />Engineer that there is an adequate sight distance when exiting <br />the courts onto "A" Street and "B" Street. <br /> <br />The developer shall demonstrate to the satisfaction of the City <br />Engineer that vehicles entering or exiting garages from the <br />courts will not drag. <br /> <br />"M" Court shall be modified to provide a turnaround for Lot <br />85. This may involve decreasing the driveway apron for Lot 87 <br />to 3' 0", unless an alternate method is approved by the Planning <br />Director and the City Engineer. <br /> <br />Implementing these requirements may involve modifying the present <br />development plan. <br /> <br />II I . . <br />
