<br />Resolution No. PC-95-90 <br />Page 15 <br /> <br />g. Unless otherwise approved by the Fire Marshall, no housing may be <br />constructed unless an emergency vehicle access acceptable to the Fire Marshall <br />has been established. This access shall be maintained at all times until public <br />improvements are completed and accepted by the City. <br /> <br />h. The Emergency Vehicle Access (EVA) is subject to review and approval by <br />the Fire Marshall, City Engineer,and Planning Director prior to City Council <br />approval on the final map. <br /> <br />17. Grading and Engineering Design Requirements: <br /> <br />a. The developer shall implement the following engineering requirements with the <br />design of the tentative map and/or on-site improvement plans as required by <br />the Planning Director and the City Engineer: <br /> <br />i) There shall be individual water and sanitary sewer laterals to each <br />dwelling unit. A two-way cleanout shall be installed on the sanitary <br />sewer lateral in a location back of the private service easement. <br /> <br />ii) All City maintained sanitary sewers shall be interconnected unless <br />otherwise approved by the City Engineer. <br /> <br />iii) Building foundations located adjacent to utility lines shall be designed <br />so that the structure's weight does not bear upon these pipes, unless <br />otherwise approved by the City Engineer. <br /> <br />iv) Private courts shall have individual water services to each dwelling <br />unit. Individual sanitary lines to multiple dwelling units may be <br />combined into a six inch (6") sanitary sewer lateral, unless otherwise <br />approved by the City Engineer. A two-way cleanout shall be installed <br />on the sanitary sewer lateral in a location back of the private service <br />easement. <br /> <br />v) The typical street section for "A" Street and "B" Street shall be <br />modified as follows: <br /> <br />The street section shall include vertical curbs and a four foot <br />(4') wide sidewalk along the north side of the street. The width <br />of the sidewalk adjacent to the back of the parking stalls shall be <br />enlarged to maintain a clear four foot (4') walkway beyond any <br />vehicle overhang. <br /> <br />II , I . <br />
