<br />Resolution No. PC-95-90 <br />Page 14 <br /> <br />e. The applicant shall provide root control barriers and four inch (4") perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten <br />feet (10') in width, as determined necessary by the Planning Director at the <br />time of review of the final landscape plans. <br /> <br />f. No trees may be located in the common landscape area encumbered by the <br />existing LA VWMA and City of Pleasanton sanitary sewer easements. This <br />detail shall be reflected on the fmallandscape plan for review and approval by <br />the Planning Director before issuance of a building permit. <br /> <br />g. Prior to occupancy the project's landscape architect shall certify in writing to <br />the Planning Director that the project's landscaping and irrigation has been <br />installed according to the approved plans. <br /> <br />16. Fire and Police Protection: <br /> <br />a. The development shall meet all requirements of the Pleasanton Fire Code <br />(Chapter 20.24 of the Pleasanton Municipal Code). <br /> <br />b. The site shall be kept free of fire hazards from the start of construction to final <br />inspection. <br /> <br />c. Approval for the number, type and location of fire hydrants shall be subject to <br />the approval of the Fire Chief and the City Engineer. <br /> <br />d. The applicant shall ensure that fire protection facilities, including all surface <br />roads, fire hydrants, and a water supply capable of furnishing the required fire <br />flow shall be installed and serviceable prior to and during the time of construc- <br />tion. When alternate methods of protection are as approved by the Fire Chief, <br />this requirement may be waived or modified. Proposed alternative methods of <br />fire protection shall be submitted, in writing, to the Fire Chief. Work on the <br />alternative fire protection methods shall not start without the approval of the <br />Fire Chief. <br /> <br />e. All roads on the site are designated as fire apparatus access roads by the Fire <br />Chief and must be maintained in accordance with Section 10.201 of the <br />Uniform Fire Code and be accessible at all times from the start of construction <br />until the project is completed. <br /> <br />f. The access restricting gates for this development located off Stoneridge Drive <br />shall be equipped with a "knox-box" control mechanism to permit emergency <br />access by the Fire Department and Police Department. The access gates shall <br />be identified on the plans submitted for issuance of building permits. <br /> <br />II <br /> <br />. I <br />
