The proposed PUD modification is consistent with <br />the City's General Plan: <br /> <br />The proposed modification does not involve any <br />further division of the five existing lots; <br />density would not be increased. The General Plan <br />policy of preserving the character of existing <br />neighborhoods with new development would be met <br />since the proposed 15' 0" building separation <br />would not be a significant departure from the <br />existing building separations in the neighborhood. <br /> <br />3. The proposed major modification is compatible with <br />previously developed properties in the vicinity <br />and the natural, topographic features of the site: <br /> <br />Nearby neighborhoods feature houses 1,800 sq. ft. <br />to 2,000 sq. ft. in floor area constructed on lots <br />varying in area from 7,500 sq. ft. to 8,500 sq. <br />ft. Building separations in the neighborhood <br />conform to zoning standards: 10' 0" to 12' 0" <br />between two, one-story buildings, 17' 0" between a <br />one-story and two-story building, and 20' 0" <br />between two, two-story buildings. Building <br />separations are larger because of the requirements <br />of the R-1-6,SOO zoning district or where one- <br />story homes are located next to each other on <br />"pie-shaped" lots. Where one-story homes are <br />located on rectangular lots, the building <br />separation is, typically, 10' 0" to 12' 0" per the <br />R-1-6,500 zoning district. <br /> <br />For the proposed house plans, the combination of <br />the 15' 0" building separation, 18' 0" single- <br />story building height, sloped roofs, and stepped <br />building pads descending with East Angela Street <br />from Bernal Avenue, work together making the <br />proposed houses compatible with the surrounding <br />area. <br /> <br />The proposed building plans match the 4' 0" front- <br />to-back difference in height of the split-pad <br />lots. <br /> <br />The five lots are located in an area of existing <br />residential development. <br /> <br />4.
