No public safety issues are created by the proposed PUD modification. s. The proposed modification conforms to the purposes of the PUD District: The proposed modification implements the purposes of the PUD Ordinance by providing the means by which the five existing split-pad lots can be developed with housing in conformance with their split-pad configuration, and by creating five one- story houses to minimize impacts on the surrounding area. Additionally, the five homes facilitated by this modification would increase the variety of housing opportunities in the area. WHEREAS, the Planning Commission determined that the modification to the PUD is appropriate. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of Case PUD-90-18-1M, the application of panCal Development Company for a major modification to the approved development plan for the Bonde Ranch subdivision to change the minimum required building separation from 20 feet to 15 feet for the five vacant lots located between East Angela Street and the souths ide of the parking area for St. Augustine's Church, subject to the conditions shown on Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective immediately upon its passage and adoption.
