<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-85 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION TO <br />AN APPROVED PLANNED UNIT DEVELOPMENT AS FILED UNDER CASE <br />PUD-90-18-1M (PANCAL DEVELOPMENT COMPANY) <br /> <br />WHEREAS, panCal Development Company has applied for a major <br />modification to the approved development plan for the <br />Bonde Ranch subdivision to change the minimum required <br />building separation from 20 feet to 15 feet for the <br />five vacant lots located between East Angela Street and <br />the south side of the parking area for St. Augustine'S <br />Church; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - RDR, LDR, and MDR (Rural Density <br />Residential, Low Density Residential, and Medium <br />Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of <br />October 25, 1995, the Planning Commission considered <br />all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />application; and <br /> <br />WHEREAS, the PUD modification request is covered by the <br />Environmental Impact Report approved by the City <br />Council for PUD-90-18; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings <br />for the proposed major modification: <br /> <br />1. The modification to the approved PUD development <br />plan for the Bonde subdivision is in the best <br />interests of the public health, safety, and <br />general welfare: <br /> <br />Surrounding properties are covered by the <br />R-1-6,SOO (Single-Family Residential) zoning <br />district of the Pleasanton Municipal Code which <br />requires a minimum 5' 0" sideyard from an interior <br />side property line, with both sideyards totaling <br />12' 0". The minimum building separation between <br />two, one-story buildings in this zoning district <br />would be 10' 0". The reduced building separation <br />to 15' 0" would still exceed the minimum 10' 0" <br />building separation required by the Municipal Code <br />and would still provide adequate single-story <br />building separation for privacy and aesthetic <br />purposes. <br /> <br />II <br /> <br />I <br />
