<br />EXHmIT "B" <br />Conditions of Approval <br />PUD-95-05 <br />October 11, 1995 <br /> <br />I. Development shall be substantially as shown on the development plans, Exhibit" A", dated <br />"Received September 6, 1995" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director iffound to be in substantial confonnance to the <br />approved exhibits. <br /> <br />2. Parcel 2 shall not be further subdivided until such time that an area-wide infrastructure <br />cost apportionment plan is developed for the North Sycamore Plan area, access to the <br />EastlWest collector is available pursuant to the requirements ofthe North Sycamore <br />Specific Plan, and until a POO development is approved for that parcel. <br /> <br />3. Parcel 2 shall assume the Funding Developers' responsibilities for the North Sycamore <br />Plan area as detailed in the North Sycamore Specific Plan; all funding requirements for <br />Parcel 1 are transferred to Parcel 2. <br /> <br />4. Parcel 2 may be developed in the future with a maximum of28-15,000 sq.ft. minimum <br />lots pursuant to the requirements of the North Sycamore Specific Plan. <br /> <br />5. The stonn drain system on Parcel I shown on the development plan shall be installed upon <br />demand by the City after the public storm drain system has been installed in the area. A <br />deed restriction or other document approved by the City Attorney shall be recorded <br />against Parcel I to this effect. <br /> <br />6. The existing septic system shall be removed and Parcell shall be connected to the City's <br />sanitary sewer system upon demand by the City after the public sanitary sewer system has <br />been installed in the area. A deed restriction or other document approved by the City <br />Attorney shall be recorded against Parcel 1 to this effect. <br /> <br />7. An open offer of dedication over the north east corner of Parcel I shall be given to the <br />City for the future installation of the East/W est collector The details of this offer shall be <br />shown on any subdivision application and shall be reviewed and approved by the City <br />Engineer. <br /> <br />Conditions of Approval <br /> <br />EXIllBIT "B" <br />POO-95-05 <br /> <br />Page I of2 <br />
