With the development of <br />Parcel 2, there will be a minor amount of grading necessary to install the drainage <br />system on Parcell. This grading has, however, been designed to be compatible with the <br />existing topography. <br /> <br />5. The streets and buildings have been designed and located to complement the natural <br />terrain and landscape: <br /> <br />The future development of the site will be essentially determined by the requirements of <br />the North Sycamore Specific Plan. A primary factor to any future development will be <br />the ultimate location of the proposed EastlWest collector. This roadway will be designed <br />to take advantage of the on- and off-site characteristics to fully complement the <br />surrounding area. However, at this time no additional development has been proposed. <br /> <br />6. Adequate public safety measures have been incorporated into the design of the plan: <br /> <br />The existing home is currently designed with adequate public safety measures. Any <br />subsequent development of Parcel 2 will be reviewed and conditioned to require adequate <br />public safety measures. <br /> <br />7. The plan conforms to the purposes of the PUD District: <br /> <br />The development of the existing PUD zoning designations for the North Sycamore area <br />recognized the fact that the parcels in the area are irregularly shaped and that the PUD <br />zoning district, through the requirements of the specific plan, was needed in order to <br />develop a comprehensive plan to facilitate the development in a reasonable and orderly <br />manner. The proposed PUD plan sets forth the parameters for the future development <br />of Parcel 2 in a manner consistent with the NSSP and through the conditioning of the <br />subject PUD development plan, the proposed project will confirm to the requirements of <br />the NSSP. <br />
