Prior to the occupancy of any unit in Tract 6400 or Tract 6590, the developer shall have completed to the satisfaction of the City Engineer and City Attorney all off-site improvements associated with the improvements along Dublin Canyon Road. 26. The Foothill Road street improvements shall be constructed essentially as indicated on the Foothill Road Improvement Plan (of Tract 6400), subject to the satisfaction of the City Engineer. This improvement shall include filling and landscaping of the median island in Foothill Road for the length of the property frontage or between the southerly property line and Stoneridge Drive as determined by the City Engineer, to the satisfaction of the Planning Director. 27. The developer shall dedicate to the City for street right-of- way purposes those parcels of land intended to be public streets. 28. The developer shall grant an easement to the City over those parcels needed for public service easements (P. S. E.) and which are approved by the City Engineer or other easements which may be designated by the City Engineer. 29. The developer shall install on-site street frontage improvements per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These improvements may include, but are not necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, underground utilities, traffic control devices, landscaping, and automatic irrigation systems. 30. The design for the line, grade, and structural sections for the streets serving this development shall be subject to final review and approval by the City Engineer. 31. The developer shall construct vertical P.C.C. gutters within this development unless otherwise the City Engineer. When the sidewalk is adjacent and gutter, they shall be poured monolithically. curbs and approved by to the curb
