Prior to the occupancy of any unit in Tract 6400 or Tract <br />6590, the developer shall have completed to the satisfaction <br />of the City Engineer and City Attorney all off-site <br />improvements associated with the improvements along Dublin <br />Canyon Road. <br /> <br />26. The Foothill Road street improvements shall be constructed <br />essentially as indicated on the Foothill Road Improvement Plan <br />(of Tract 6400), subject to the satisfaction of the City <br />Engineer. This improvement shall include filling and <br />landscaping of the median island in Foothill Road for the <br />length of the property frontage or between the southerly <br />property line and Stoneridge Drive as determined by the City <br />Engineer, to the satisfaction of the Planning Director. <br /> <br />27. The developer shall dedicate to the City for street right-of- <br />way purposes those parcels of land intended to be public <br />streets. <br /> <br />28. The developer shall grant an easement to the City over those <br />parcels needed for public service easements (P. S. E.) and which <br />are approved by the City Engineer or other easements which may <br />be designated by the City Engineer. <br /> <br />29. The developer shall install on-site street frontage <br />improvements per Chapter 19.40.010 of the Pleasanton Municipal <br />Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, <br />grading, curb and gutter, sidewalk, paving, storm drain, <br />sanitary sewer, water facilities, street lighting, underground <br />utilities, traffic control devices, landscaping, and automatic <br />irrigation systems. <br /> <br />30. The design for the line, grade, and structural sections for <br />the streets serving this development shall be subject to final <br />review and approval by the City Engineer. <br /> <br />31. <br /> <br />The developer shall construct vertical P.C.C. <br />gutters within this development unless otherwise <br />the City Engineer.
