<br />7. Whether the plan conforms to the purposes of the PUD District: <br /> <br />The proposed PUD rezoning and development plan conforms to the purposes of the PUD <br />district. One of these purposes is to insure that the desires of the developer and the <br />community are understood and approved prior to commencement of construction. <br />Another is to provide a mechanism whereby the city can designate parcels and areas <br />requiring special consideration regarding the manner in which development occurs. <br /> <br />Staff feels that the proposed project conforms to these purposes because the Del Prado <br />surplus school site is indeed a parcel which requires special consideration, with input from <br />the surrounding residents, as to how this parcel will be developed. The development of <br />the current lotting plan resulted from the input received from the local residents at the <br />neighborhood meeting. The developer has responded to these concerns, the concerns of <br />the City staff, and his own with a PUD development plan that addresses many of these <br />concerns. The inclusion of the land swap with the adjacent Hansen Park and the resultant <br />lotting configuration resulted from public input on the proposed plan for this site and, in <br />staffs opinion, is an example of the special consideration which must be given in <br />developing sensitive sites of this nature <br />
