<br />EXHIBIT B <br />New Cities Development Group <br />Conditions of Approval <br />Case PUD-95-4 <br />PLANNING COMMISSION <br />(September 27, 1995) <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit" A", dated <br />"Received August II, 1995" on file with the Planning Department, except as modified by <br />the following conditions Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. The developer shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />3. The uses and site development standards for the development shall be those of the <br />R-I-6,500 zoning district <br /> <br />BUILDING ARCHITECTURE AND SlTlNG <br /> <br />4. The applicant shall replace the two-story unit currently shown on Lot 34 with a <br />single-story unit (plan I). A final site plan showing this additional single-story unit shall <br />be submitted for review and approval by the Planning Commission prior to approval of the <br />tentative map. <br /> <br />5. The proposed color schemes for the homes shall be modified to eliminate the two color <br />schemes featuring the pale yellow and mauve stucco body colors Two new color <br />schemes which are earthtone colors and complementary to the colors of the homes in the <br />surrounding neighborhood shall be submitted for the review and approval of the Planning <br />Director prior to the issuance of building permits. <br /> <br />6. The garages in Plan 1, Plan 3, and Plan 4 shall be redesigned to provide a clear, <br />unobstructed space of 20 ft. in width by 20 ft. in length for the two required off-street <br />parking spaces. This 20 ft by 20 ft. area may be achieved by either reconfiguring the <br />interior layout or increasing the total width of the model If the width of any of the <br />models is increased, the plotting of these models on the lots must meet the setbacks and <br />building separation requirements established with this PUD. The revised design of these <br />garage areas shall be submitted for the review and approval by the Planning Director prior <br />to the issuance of building permits <br /> <br />. <br />
