<br />Resolution No. PC-95-62 <br />Page 2 <br /> <br />operated in a manner which is consistent with and <br />incidental to the residential use of the property. <br />Furthermore, the applicant will encourage alternate <br />forms of transportation and will inform <br />students/parents to avoid using neighbors' <br />driveways and making illegal v-turns. Finally, a <br />six-month review will be conducted to ensure that <br />no neighborhood impacts have been occurring. <br />Therefore, the proposed home occupation would be <br />conducted in accordance with Chapter 18.104 and <br />would meet the objectives of the zoning ordinance. <br /> <br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />The use would be located in a single-family <br />dwelling. The area is improved completely with <br />streets and sidewalks, which is advantageous for <br />students who would be walking or riding a bicycle <br />to their lessons. These improvements provide a <br />measure of safety for the students and create less <br />potential for interference with other vehicles on <br />the streets. <br /> <br />If operated in accordance with the applicant's plan <br />and the recommended conditions of approval, the <br />tutoring lessons will not be detrimental to the <br />public, health, safety or welfare. Although <br />additional vehicular and/or pedestrian traffic will <br />be created by the applicant's clients, the number <br />of lessons permitted each day is limited to four <br />during weekdays and three on the weekend so that <br />the number of vehicular trips to the residence will <br />not be excessive to the neighborhood as a whole. <br />Should issues related to traffic or parking arise <br />as part of the home occupation, the use permit can <br />be reviewed and further conditions may be imposed <br />to resolve the issues. No changes would be made to <br />the exterior of the home and no part of the use <br />would be conducted out of doors. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />The home occupation is required to comply with the <br />conditions of this use permit and those stipulated <br />in Chapter 18.104.30. Conditions for the operation <br />of the home occupation which further ensure <br /> <br />. <br />
