<br />Resolution No. PC-95-58 <br />Page 4 <br /> <br />6. Prior to issuance of a building permit, the project developers <br />shall pay the applicable Zone 7 and City connection fees and <br />water meter cost for any water meters, including irrigation <br />meters. Additionally, the developers shall pay any applicable <br />Dublin San Ramon Services District sewer permit fee, and any <br />other fees specified as a requirement with this approval. All <br />fees shall be paid before issuance of building permits. The <br />type and amount of the fees shall be those in effect at the <br />time the building permit is issued. <br /> <br />7. The developers shall repair the existing six-foot (6') tall <br />chain-link fence located on the south property line. work <br />shall include eliminating the existing pedestrian connection <br />between the park and the shopping center, installing new black <br />vinyl clad chain-link mesh and slats as needed, and planting <br />"barrier" shrub species, e.g., pyracantha, barberry, etc., on <br />the shopping center side of the property line. The shrub <br />plantings shall be spaced so that when mature, a fifty-percent <br />(50%) overlap of the shrub canopy is achieved. These details <br />shall be specified on the architectural site plan and <br />landscape plan for review and approval by the Planning <br />Director before issuance of a building permit. <br /> <br />8. The haul route for all demolition and construction traffic to <br />and from this development shall be by Santa Rita Road only. <br />Valley Avenue may be used only to make a left-turn movement <br />onto Santa Rita Road. The haul route shall be stated on the <br />architectural site plan (s), engineering plan (s), and landscape <br />plan(s) for review and approval by the Planning Director and <br />the City Engineer before issuance of an encroachment permit. <br /> <br />9. All demolition and construction phasing of this development <br />shall be depicted on the final building plans and shall <br />include narrative explaining and proposed phasing. <br /> <br />10. Semi-trailer delivery vehicles from the Safeway store shall <br />exit the shopping center property by driving along the west <br />driveway aisle to Valley Avenue. <br /> <br />11. Except for the two driveways the Amador Center shares with the <br />Chevron service station, all driveways shall be constructed or <br />reconstructed to the City's intersection standards with a <br />fifteen foot (15') minimum radius. Design details shall be <br />submitted to the Planning Director and the City Engineer for <br />review and approval before issuance of a building permit. <br />
