<br />Resolution No. PC-95-58 <br />Page 3 <br /> <br />EXHIBIT "B" <br /> <br />Conditions of Approval <br />Case Z-95-126 <br /> <br />1. The development on this site shall substantially conform to <br />the development plans, Exhibit "A", dated "Received, August <br />18, 1995" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. This design review approval will lapse within one (1) year <br />from the date of approval unless a building permit is issued <br />and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the <br />City. <br /> <br />3. The project developers shall submit a final lighting plan for <br />the building and the site for the review and approval of the <br />Planning Director prior to issuance of building permits. The <br />plan shall show the design for the parking lot light <br />standards. Lighting shall be directed away from adj acent <br />residences located along the west side of the project site and <br />easterly of the project site across Santa Rita Road. <br /> <br />4. All trash and refuse areas shall be contained completely <br />within the enclosures shown on the project's site plan. The <br />trash enclosures shall be design to match the materials, <br />colors, and architectural style of the project's structures. <br />Enclosure walls shall be of masonry block construction and the <br />gates shall be corrugated metal or solid wood. The location <br />and design of the enclosures shall be shown on the plans <br />submitted for issuance of building permits, shall be <br />consistent with the locations shown on the site plan, and <br />shall be subject to the approval of the Planning Director and <br />Fire Chief. Trash containers shall be stored within the <br />enclosure at all times, except when being unloaded. <br /> <br />5. Signing for the development shall conform to the conceptual <br />sign plans, except that the bank sign shall be deleted from <br />the front elevation of the Safeway building and that the two <br />monument signs shall be reviewed for consideration under a <br />separate variance application. A comprehensive tenant signing <br />program shall be submitted to the Planning Director for review <br />and approval prior to issuance of building permits. All signs <br />shall be flush-mounted to the building walls. <br />
